Architectural Review

The Modifications and Construction Committee (MCC) exists so that Lake Manassas ROA can remain a special place to live. Anyone wishing to make external changes to their property must meet the association requirements for modifications and submit an application before initiating work.

Architectural Review Process

  1. Read the Design Guidelines
    The Design Guidelines, as well as other legally binding documents, are provided to homeowners prior to closing on a house. Please read the guidelines and application requirements carefully before submitting your application.
  2. Submit an Application
    Submit your application, along with any other required documentation to the management company. Please allow the allotted time period for your application to be reviewed. Incomplete information only delays your project. The application should be submitted to CMC not later than the 1st Monday of the month in order to be reviewed at the Modifications Committee meeting held the 2nd Monday of the month.
  3. Committee Review
    The Committee will review your application and perform any site inspections outlined in the association documents. You will be contacted if the committee has questions or if there are problems with your request. Note – the committee enforces community guidelines but it is up to you to make sure you meet local permit requirements.For the Major Modifications Checklist, click here.The Exterior Modifications Application (please click here) shall be completed for all projects requiring approval in Lake Manassas. Please send all plans in triplicate for Major Modifications.
  4. A New Construction/Major Modification Agreement (please click here) should also be completed if the proposed project includes any of the following:a) Any application the effects, or changes the drainage within the lot or between lots. Please note-There can be no vertical construction within recorded drainage easements.
    b) Any application the requires any grading on the lot
    c) Any application the requires any exception, or waivers from the guidelines
    d) Any application that the MCC requests assistance of outside consultants/engineers

    Deposit and review fee amounts for Major Modifications will be provide once the completed

  5. Application is received.
  6. Approval or Rejection
    You will be notified of the approval or rejection of your request. If you have questions about the disposition, please contact your community manager.
