LMROA ANNUAL MEETING AND ELECTION: Wednesday, September 18th at 7 p.m. at Stonewall Golf Club.


The onsite office is open daily, Monday through Friday however, the office may be closed during periods of inclement weather.  If the office is closed due to a weather event we will check phone messages and emails regularly  throughout the day and respond as quickly as possible.

Residents are welcome as “walk-ins”  between 10 a.m. and 12:30 p.m.  Appointments are appreciated between 9 a.m. and 6 p.m. so we can accommodate any resident who wishes to meet with the staff uninterrupted.

There is a restroom available year round for your use at the Swim and Tennis Center.  The restroom is adjacent to tennis court number one.  You will need a code (2513) in order to enter.

The tot lot, tennis and basketball courts are available year round, however please use caution in winter months when there may be ice or snow on the courts.  The facility lights automatically shut of at 10 p.m. from April-October and at 8 p.m. from November -March.


Gate arms close after each vehicle passes through.  Do not tailgate other vehicles through the gate.  Every vehicle must stop and wait for the reader to pick up the signal from their RFID tag.  There are stop signs at each gate — please observe them.

Please allow the gate arm to fully raise before entering…if there is a vehicle in front of you do not tailgate or follow them through the gate.  STOP – the reader must pick up your signal and open the barrier arm for you. 


Gate Key is an internet-based guest management and processing system to manage guest lists and accelerate visitor and service provider processing at each gate.  A “denied access” policy in which visitors will not be allowed to enter into the community unless they are registered on a homeowners account on either a permanent, temporary or party guest list is now in effect.

    • Manage visitors online via computer or smart phone
    • Receive text alerts when guests arrive.
    • Review guest access history

Please do not tailgate other vehicles — the barrier arms will close after each vehicle enters/passes through! For the safety of gate personnel and other residents entering into the community, please drive slowly as you approach the Stonewall entrance and come to a complete stop at the guard house then wait for your RFID tag to activate the barrier arm.  Once the arm has been raised, proceed immediately.  REMINDER–the arm will stay open for approximately five seconds allowing you to pass through.

If you do not have a RFID tag but have a current Lake Manassas decal displayed on your windshield, the guard will open the visitor lane for you.  If you do not have a current decal displayed, the guard is required to check you in before allowing you to enter.

Residents who cause damage to the barrier arms will be responsible for the cost of repairs.


At the December 17, 2013 Board meeting, the Board Approved Video Surveillance Policy 20-121713C. There is 24 hour video surveillance at both the manned and unmanned gates and throughout the facilities at the Swim and Tennis Center.

All residents must register their vehicles with the LMROA Management office. We expect the new 2018-20 Vehicle Decals will be available at the onsite office in mid-October; a blast email will be sent once we have received the decals.  Beginning January 1, 2017 any vehicle not displaying a current Lake Manassas decal, may be stopped at the gate to be logged in before entering.  Please help keep traffic moving and register your vehicle before the end of the year.

There will also be a new long term visitor pass for 2018 available at the management office. The pass must be requested by residents who will be hosting guests for two or more nights. This visitor pass will allow your guests easier access through the gates. Request forms are available at the site office or on our website. Note: Visitor Passes are not intended to be used for parking. Street parking is not permitted in the community without prior authorization of management.  Street parking passes are available for those with special circumstances.



Pet owners who walk their dogs without a leash and/or don’t clean up after their pets is a common complaint to the site office.  We would like to remind everyone of the dog walking rules within Lake Manassas. The top of the Windy Hollow Circle appears to have become the dog park of the neighborhood and there is much evidence to prove that is true. Even though this is a grassy area, it is also a major school bus stop where children romp and play while waiting for the bus. Please clean up after your pet wherever you are in the neighborhood.


Board Approved Policy:  Recreational Vehicles

Recreational Vehicles (“RVs”) owned or leased by residents may be brought into the community  These RVs whether motorized or towable, may be brought in for the sole purpose of loading or unloading and may remain onsite no more than eight hours per day.  In no case can RVs remain onsite overnight.  Every effort should be made to park RVs in the resident’s driveway.  If the RV will not fit in the driveway, a temporary street parking permit must be obtained from the Management office in advance of each visit and must be displayed on the front of the RV.

Please do not park your RV so that it impedes traffic flow.

Verizon FIOS is available on the Eastern side of the community.  At this time we don’t have a firm commitment from Verizon regarding the installation of FIOS to the remainder of the community.

In order to begin the process of FIOS being installed on the Western side of the community Verizon requested an easement from the board. The board does not have the authority to grant easements however, we are in the process of trying to obtain signatures from homeowners that would permit changes to the LMROA Declaration that would allow the board to grant such an easement.  Please stop by the site office to sign the petition to amend the Declaration.  This document must be notarized so please bring identification with you.  We have notaries on site at the office.  Thank you.


Generally the snow contractor will begin treating intersections and gated areas prior to snow or ice with a special sand/ice melt mixture. Additional areas may be done on an as needed basis.

Once accumulation reaches two inches, the contractor will begin plowing.

Main roads are plowed first, followed by secondary roads, cul-de-sacs and pipe stems.

It is recommended you shovel your driveway after a plow comes through; shovel to the right facing the street.

Skating or playing on any frozen pond or lake area is dangerous and prohibited.

The onsite office may be closed during periods of inclement weather; however, phone lines and emails to the manager are monitored throughout the day.

Note that homeowners should not use rock salt on driveway aprons or sidewalks.  The only products approved for use on common areas are ice melt products with minimal sodium compounds.  The ROA will hold homeowners responsible for damage sustained for the use of rock salt.
