SPECIAL COMMUNITY MEETING ON WEDNESDAY, MARCH 16TH: PWC SUPERVISOR, JANINE LAWSON WILL HOST A MEETING AT THE STONEWALL GOLF CLUB FOR LAKE MANASSAS RESIDENTS. TOPICS WILL INCLUDE NEW DOMINION VIRGINIA POWER LINES AND A PROPSOSED HOUSING DEVELOPMENT ON ROUTE 29 CALLED “STONEWALL LANDING.” ALL RESIDENTS ARE WELCOME TO ATTEND.
OFFICE HOURS: The onsite office is open daily, Monday through Friday. Residents are welcome to walk in between 10 a.m. and 12:30 p.m. The staff can schedule appointments between 9 a.m. and 6 p.m. as necessary. Please contact Michelle Wingo at 703.753.7745 or by email at

Note: During winter months the site office may close in the event of inclement weather.

2016 Lake Manassas Vehicle Decals and Long Term Visitor Passes now available
All residents must register their vehicles with the LMROA Management office. A registration form was sent in the latest copy of the Lake Manassas Connection or can be obtained at the management office. New 2016 Vehicle Decals are now available to be picked up at the onsite office. Beginning January 1, 2016 any vehicle not displaying a current Lake Manassas decal, may be stopped at the gate to be logged in before entering. Please help keep traffic moving and register your vehicle before the end of the year.
There is also a new long term visitor pass for 2016 available at the management office. The pass must be requested by residents who will be hosting guests for two or more nights. This visitor pass will allow your guests easier access through the gates. Request forms are available at both the Baltusrol and Stonewall Gates as well as at the onsite office. You may also print a copy of the form from the website. Please look under the “All Documents” tab on this website for the community form: LONG TERM VISITOR PASS. By going to “All Documents,” and then to the “Policies/Procedures” tab you will find a copy of the policy resolution. NOTE THE GREEN COLORED, 2015 PASSES ARE ONLY VALID UNTIL JANUARY 1, 2016.
Forms for either the deal or visitor pass may be submitted to one of the on duty guards or dropped off at the onsite office. If you have any questions please contact the onsite management office at 703.753.7745.
Note: Visitor Passes are not intended to be used for parking. Street parking is not permitted in the community without prior authorization of management. Street parking passes are available for those with special cirucmstances.
**NEW IN 2015**
The Board recently approved a change to the parking and towing policy which now reads:
Recreational Vehicles
Recreational Vehicles (“RVs”) owned or leased by residents may be brought into the community These RVs whether motorized or towable, may be brought in for the sole purpose of loading or unloading and may remain onsite no more than eight hours per day. In no case can RVs remain onsite overnight. Every effort should be made to park RVs in the resident’s driveway. If the RV will not fit in the driveway, a temporary street parking permit must be obtained from the Managerment office in advance of each visit and must be displayed on the front of the RV.
Please do not park your RV so that it impedes traffic flow.
Medical Facilities of America
Final plans have been approved and construction is now underway on the new Medical Facilities of America (MFA) Rehabilitation Center on Baltusrol Boulevard. You may have noticed the construction site where tree clearing has already begun. Weather permitting, this project will be completed in Fall 2016. While we have not received a construction timeline yet for the MFA Assisted Living site on the adjacent parcel (towards Route 29), it is anticipated that construction for that project will begin soon after the completion of the Rehabilitation Center.

2015 LMROA Annual Meeting and Election
The LMROA Board of Directors held their 2015 Annual Meeting on Tuesday, September 29th at the Stonewall Golf Club at 7:00 p.m. At the meeting Joe Greenlee was elected to the Board. The Board of Directors election results are as follows:

Swim and Tennis Center
There is an additional restroom available year round for your use at the Swim and Tennis Center. The restroom is adjacent to tennis court number one. You will need a code in order to enter. For more information or if you need the code, please contact the onsite office at 703.753.7745.
Stonewall and Amsterdam Gates
REMEMBER: Please do not tailgate other vehicles — the barrier arms will close after each vehicle enters/passes through!
For the safety of gate personnel and other residents entering into the community, please drive slowly as you approach the Stonewall entrance and
Come to a complete stop at the guard house then wait for your transponder to activate the barrier arm. The barrier arm will stay open for approximately five seconds.
Once the arm has been raised, proceed immediately. REMINDER–the arm will stay open for approximately five seconds.
You do not need to purchase a new transponder — your current transponder will activate the barrier arm (If your transponder does not activate the barrier arm you may need to replace the battery).
If you do not have a transponder but have a current Lake Manassas decal displayed on your windshield, the guard will open the gate for you. If you do not have a current decal displayed, the guard is required to check you in before allowing you to enter.

Residents who cause damage to the barrier arms will be responsible for the cost of repairs.
Video Surveillance
At the December 17, 2013 Board meeting, the Board Approved Video Surveillance Policy 20-121713C. There is 24 hour video surveillance at the Guarded gates and throughout the facilities at the Swim and Tennis Center. Video Surveillance at the Amsterdam Gate. A copy of the policy can be found on this website by going to the “Polices and Procedures” tab.
Design Guidelines
The Board of Directors has approved several changes to the LMROA Design Guidelines Handbook. A copy of Resolution 2014-060114 and the new guidelines can be found on this website under the Documents tab — Just go to “All Documents” and select “Design Guidelines” where you will see the Resolution and New Design Guidelines posted.
Residents interested in a printed copy of these guidelines, should contact the onsite office to place their order.
Verizon FIOS
Verizon has also been in contact with the Association regarding easements on the Western Peninsula. While we don’t have a firm commitment from Verizon at this time regarding the installation of FIOS to the remainder of the community, it is likely that the service will be available in the near future. Please keep this in mind if you are in the process of obtaining new service or are considering extending agreements you have for cable and internet service with other providers.
Verizon has not provided a schedule to the Association for installation or advised us as to when service will be made available throught the community, however as information is received we will keep residents informed.

Visitor Access

NOTICES
General/Routine Homeowner Maintenance
Please be sure to keep your lawn maintained by mowing and refreshing the mulch in your garden beds. After mowing, please remove lawn debris. Do not leave lawn clippings on sidewalks or in the street!
Trash Cans/Lawn Debris
Please do not place trash at the curb until the evening before pick up. Residents who continually violate the Association policy will receive a violation notice and may be called to a hearing before the Covenants Committee.
Mailbox posts should be maintained and rotted wood should be replaced and posts painted.
Comprehensive Property Inspections are underway. Please take a look around your house and make note of any routine maintenance items that need to be taken care of (paint window trim, apply weed control, power wash dirty siding, etc.) so that you will not receive a violation notice from the Association. Thank you.
Snow Removal Policy
Generally the snow contractor will begin treating intersectionsand gated areas prior to snow or ice with a special sand/ice melt mixture. Additional areas may be done on an as needed basis.
Once accumulation reaches two inches, the contractor will begin plowing.
Main roads are plowed first, followed by secondary roads, cul-de-sacs and pipe stems (only pipe stems with signed easement agreements on record will be plowed).
It is recommended you shovel your driveway after a plow comes through; shovel to the right facing the street.
Skating or playing on any frozen pond or lake area is dangerous and prohibited.
The onsite office may be closed during periods of inclement weather; however, phone lines and emails to the manager are monitored throughout the day.
Note that homeowners should not use rock salt on driveway aprons or sidewalks. The only products approved for use on common areas are ice melt products with minimal sodium compounds. The ROA will hold homeowners responsible for damage sustained for the use of rock salt.
Pet Clean Up
We would like to remind everyone of the dog walking rules within Lake Manassas. The top of the Windy Hollow Circle appears to have become the dog park of the neighborhood and there is much evidence to prove that is true. Even though this is a grassy area, it is also a major school bus stop where children romp and play while waiting for the bus. Please clean up after your pet wherever you are in the neighborhood.
Trash Reminder
Please be sure not to set your trash out any sooner than the evening before collection and the trash cans and containers must be stored out of sight prior to sunrise the day after collection. This includes trash left by a landscaping company (while American Disposal may pick up small amounts of yard debris on Monday, most grass clippings and other lawn debris are picked up on Thursday). On windy days, trash is easily blown down the street. When trash is left out as much as a day or two before pick-up, the overall effect of this is that it presents an unsightly appearance in our lovely neighborhood.
Boats, Trailers and Other Recreational Vehicles
RV’s, boats and trailers are not permitted to be stored in the community. You may bring your RV into the community for loading and unloading, however RV’s may not remain onsite overnight. Whenever possible, RV’s should be parked in your driveway for loading and unloading.
